Hopefully you have LOTS of money put away to pay for land up front then during the construction process. In our area it seems they are trying to keep people from building homes as land is sold in huge plots for subdividing by a contractor who will put in as many homes as they can with tiny yards and charge well north for 400k for them. Either that or you are stuck dealing with having to do septic, well, and oil/propane as your utilities. We stretched a bit for the home we are bidding on but it has a nice 1 acre yard, cul de sac, open floorplan, room to grow in, and has city connections and natural gas.
