I'm not from the East Coast, but I've stayed in areas where there were just window units and it was miserable. If the comps in your area are mixed, then you'll have plus points above the competition if you install it! It might not make you sell higher, but it will probably make you sell faster! You'll also appeal to a wider range of people outside North Jersery who don't know life without it. Also....HVAC also is a must for people with allergies.....so that's another group that will find it appealing.
I totally agree that you need to put the money where it counts. Lipstick and quick fixes are good, but this would put you in a very desirable range if it's in your budget.
