Just wondering.. if your house is shown on the weekend, and someone decides then to make an offer- how soon would you as a seller get notice? Would it be pretty much immediately or would it usually wait until Monday, for example? Thanks

Usually when I have a buyer who says "I want that home" we go write an offer. When they say "I think I want that home" I tell them to sleep on it one night. But sometimes they need to check with their lender, consult a family member, get the husband back over, look at more homes, eat chocolate till they make a decision.

So many times it's done quickly and many times they have reasons for taking a few days or week.

How's that for a professional giving a vague answer ?

As a seller I have had the call from my agent telling me we had an offer before I even got back to the house after a showing and I have had an offer come 44 days after a showing. There really is no answer to this question, as each buyer will be different. Differences in personalities aside, some showings might be the first of many on the buyer's list and some might be after a buyer has been looking for months for just the right house. Way too many variables to give a definite answer.

No one can answer this for you for sure, but normally when I have a client they get on it pretty quick, but Ive also seen them drag their feet for months!!!!!!!!! Every situation is different. I always try and give the other agent, or my client feedback on every showing!!!!!!!!!!!!

Thanks for the responses! Our house has been on the market for almost 60 days- we've only had 5 showings up until this weekend- then 1 yesterday and 2 today so we'll see.. at least things seem to be picking up.

Spring is coming and things should pick up. We've had a few decent showings on our listings this weekend.

Houses sell when the grass is green.

I hope the housing market in my area comes back to value my tertiary properties to at least half of what the property tax value is.

3 properties on my "watch list" (I monitor properties all the time that meet my investment profile) are off the market as of last week; I'm assuming they have contracts..... so that's a good sign!

As a seller, things have picked up for me as well...I had one offer about 2 weeks ago, but it feel through. Another offer today, but it's low. So hang in there. With the first offer, the couple came twice to view the home, so the offer didn't come in for about 2 weeks. With second offer, 2 days after 1 viewing. So you never know when it will come! Good luck!

Activity is way up in the mid-Atlantic.

That said, I have one customer that has been looking at this one home now for a month. She's "just not sure."

I predict she'll be sure when someone else buys it.
