We have a lot of disclosure forms in CA. One of them has a question on it that reads "Are you (the seller) aware of any problems with livestock, wildlife, insects or pests on or in the property?"
My client's response, "The deer are a nuisance" I'd never had anyone refer to the deer before.
We get deer here too that eat my flowers if I don't spray with deer repellent. I think that is one of those questions where the answer depends on the person and if they see something as a problem or not. My repellent works and I don't care if they eat from my fruit trees. I also gets lots of visits from all the neighborhood cats, but I love them. I think some people would see problems where I do not. But please, keep your dog off my yard. Now they are a real problem.
When I lived in West TX, I'd get up early and the deer would be grazing on the shrubbery in the neighborhood. They loved the spring foliage and certain flowers.
They became so numerous they really did become pests especially during drought years. I'd have to include Rattlesnakes, skunks & wild turkeys to the list also.
My parents are inside the city limits of a city of 200K people with a good-sized ravine and creek behind their house. They've come to have huge issues with an exploding deer population (Dad could see 16 of them a few days ago in a 20x60 strip of land between house and ravine drop off) that in turn is eating all their landscaping, and the city won't even allow a real controlled bow hunt that would thin the herd down some.
Gotta say the first post also reminded me of the disclosure problems with the infamous Idaho snake house:
I WANTED deer and was able to find a location that is very close to State land so I have them! I have wild turkeys too . Yes, in the past the deer have eaten my flowers and trees, and the turkeys really do a number on my lawn, but that's what they do. Wouldn't trade it for anything.
My neighbor complained constantly about them to which I replied he needs to go get a place further in the city. He loves his big lot which backs up to woods but doesn't want the wildlife that comes with it. You can't have it both ways.
Around me, realtors put pics of all the wildlife on the property which is considered a selling plus.
Okay, I know this doesn't compete with Bambi or the cute little chippermonks (I revert to juvenile talk with my all time favorite rodent), but no one mentioned the devil's creature, the next cockroach of the 21st century????
I speak of the evil Stinkbug.
This creature may force me north, I'm thinking Canadian border. Cold, freezing temp 9 out of 12 months kind of north.
