Exactly. Ours is very similar. Plus there is another section to check for exclusions, either "n/a" or listing them specifically.

I took a contract recently on a listing of mine from another part of my state, but not the one that my local association utilized.. boggled my mind how it was written. so much room for interpretation throughout. I made corrections here and there to protect my seller, but also advised the buyers agent (who appeared new) about some future changes I'd make if I was in her shoes that her contract fell short with (for her future)..

the one or two times I've had a buyer in my area that wanted their lawyer to review (coming from other parts of the country where lawyers were more utilized, ie PA, NY or CA..., they came back and shook my hand, saying their lawyer was thoroughly impressed (not with me per se, but with the contract language, and that there was not a single thing the lawyer felt needed to be added.

Usually states generate Contracts to be used statewide. Yours does not ? Very strange.

I still used it. It just had very generic verbiage compared to my local contract. much more room for interpretation.
