Why are you looking for an "out" ? You found the house you love, you have an overzealous attorney who may be playing "my attorney is bigger than your attorney" because there is a relo company involved and looking at a bigger fee. I did corporate relo for major corporations for years; and would rather have the relo company as the seller all day long. Nice and clean cut. Their contract is with the seller's employer and they will be the legal seller on day of closing. You should have no problems. Don't borrow any problems. The relo company can wait for another buyer. Can you wait for another perfect [for you] house?

quilter chick, i tend to agree with you, its a great house and i don't want to lose it. I've been looking in the neighborhood for several months and its the first house thats gone up for sale since i've been looking. I spoke to the sellers agent and he said the inspection issue seemed a little stringent to him as well and that i should just strike it thru and write what i want so that's what i did! if they agree great if not, i'm signing anyway!

Remember one thing, you do not have a contract until everything is signed, initialed, dated by all parties. Another offer w/o any "fluff" can come in at any time and take you right out of the equation. Just sayin', if you want the house... git r' done.

I do a lot of relocation business and the seller must be listed as the relo company because you technically buy it from them even though they don't own it yet. You won't get around that.

If they make the repairs or give you the money it cost to make the repairs why would you need an out?

you know that's how i felt right from the beginning but my lawyer was all doom and gloom! Needless to say I've signed the papers and sent them out, hopefully all will go well and I'll get my house! I'll keep you posted. Thanks so much for all the cool calm and collected advice!

I was selling a house through a relo company and the inspection showed a new roof was needed due to hail damage. My insurance company agreed, but it was not possible to actually get the work done before the closing date. The relo company refused to close until work was done, so they just dropped out and we closed like any "normal" transaction (with roof $$ being put in escrow). It was a hassle for me regarding getting my closing costs reimbursed through my employer but for the sellers there was no problem and of course they were pleased they got a "free" new roof.
