Hi guys, new to the forum, and glad to see that there's something like this available.
I'm moving from an 800 sq. ft. condo to a 1400 sq. ft. townhouse. I'm creating my budget for monthly expenses, but need some input. My current HOA dues cover trash, water, recycling and sewage, but that will change when I move. Can anyone give me an up to date run down on the bills that come with owning a home in Cary and what you're paying? I've got my insurance, cable and mortgage figured out. Just not sure about an average electric bill for a house this size, water bill, GAS bill, and anything else.
Might want to contact Progress Energy to see if they can give you any guidelines. If it's a particular townhouse you're looking at, they should be able to give you the past history.
Your energy usage will vary depending on the age and condition of the HVAC system (heat pump or electric heat?), the insulation quality and details of the house, the number of stories, which direction it faces, how many people are in your familly, how hot or cold you run the house, whether you conserve when possible, etc.
For a 1300+ sf 1980s ranch, we used to range from $70/month in the spring and summer to $140 in the winter and summer. In our new 1400+ ranch, we range from $60 to $200.
My House is about the same size in Cary and our Town of Cary bill usually averages out to about $100.00 a month. That includes water, sewer and solid waste removal. Electric is much harder to estimate because there are so many factors that play a role in it such as the type of heat you have, insulation, windows, the temp you like your house, how many people live there and do laundry etc...
Our house is older and not very energy effiencient and out heat/AC bill is about $200.00 in MID summer (extreme heat) and about $40.00 in the winter because we have gas heat, but obviously our gas bill is in the $150-200 range in mid winter when it's at it's coldest. I also have teenagers at home, so we have lots of laundry and dishes and cooking etc. If it's just YOU in the hosue, I'd think yours would be much less.
My guess is that if you have a reasonably well insulated townhouse, a good ballpark figure is $200 per month on average including electricity, gas and town provided utilities.
If you have natural gas heat, your gas bill will be about $100 or slightly above in the winter, electricity about $60 and about $30 for town provided utilities.
In the summer, electricity will increase substantially to about $150 or so but the gas bill will be below $20. Town provided utilties should remain about $30.
If you the type of person who is very careful about energy consumption, your electricity and gas bills could be easily less and your average monthly bill could be as low as maybe $150. But I'm guessing this would take some work to achieve.
Dang....how do you guys keep your water bill so low? I jump up and down if I get under $100.00 a month. I don't do any type of lawn irrigation (or watering even) and only run the dishwasher and washing machine once a day. We do have 4 people taking showers, but still...

We have only 2 showering, so that seems about right.
I think my teen daughter probably uses up a significant portion of Lake Jordan every time she takes a shower and consumes 1/2 of our electric bill with all of her hair dryers and straighteners and curlers and goodness only knows what else...
