Hello. I am moving to the Cary area in June and would appreciate some help finding an apartment complex that meets my extensive criteria and circumstances.

First: About me.

1) I have poor credit. I believe my credit score is 575. It consists of an old phone bill from 2002, a dental bill, and two hospital bills. What seems to be counting against me the most is that I have no established credit. I have never applied for or been issued a credit card or loan. I always thought that it would be to my advantage that I've never needed to rely on credit (I live within my means and only buy large items when I have saved enough money for them) but apparently the credit reporting agencies don't think the same way.

2) I have excellent rental history. I've rented from my current landlord for six years and my previous landlord for four years. For the last ten years I have always payed the rent in full and on time.

3) I have excellent employment. I've been at my current job for six years and will continue to work from home remotely when I move.

So... I am looking for an apartment complex that will approve me w/ the poor credit but excellent rental and employment history. I am willing to pay a large deposit if necessary. If you or someone you know have a personal experience similar to this, please let me know where you/they ended up getting approved. Thanks!!

Next: About what I'm looking for.

1) I need a 2-bedroom apartment for $750/m or less.

2) It must be a safe neighborhood.

3) The complex needs to have a community pool.

4) I would really, really prefer to be within walking distance to a lake. My son and I go fishing all the time.

5) I would prefer the Cary/Apex area but would consider NE Raleigh (I hear Lake Lynn has some lake-front apartment complexes) and possibly other areas if I cannot find something that meets my needs.


I know I'm asking for a lot but maybe, just maybe, someone out there has a similar situation and can point me in the right direction. Thanks in advance for any advice you can give me.

I've got some friends who rent an apartment at Waterford Forest in Cary and are very happy there. The advertised price range for 2-bedroom apts is $610-810 so they might be in your price range. They are within walking distance of Bond Park and its lake and walking trails. It's also convenient to grocery stores, etc.

Be sure to ask every complex you look at about the "specials" they have running. If we didn't ask for it when we moved here last May, we would've payed $146 extra per month. They normally always have deals going, especially in this economy where people are downsizing their living expenses.

About you-
I doubt you will have a problem with approval. I understand that the apartment management companies are more concerned about employment and rental history than credit score.

About what you're looking for-
I think you'll find many aparment complexes in Cary/Apex with 2 bedroom units available for $750 per month. Here are some options:

The Stratford - Cary Pkwy near US1

Camden Lake Pine - Apex near Apex Community Park (lake)

Marquis at Preston - Near Bond Metro Park (lake)

And there are a lot more. With the economic situation, some of these complexes might be offering very large concessions on rent. Good Luck.

Thank you all for your comments so far.

Right now I am looking at Waterford Forest (thanks!) and Brampton Moors. Of course I will ask for specials (if I get approved!).

Just to note, I have been declined by Marquis at Preston, and any complex that is managed by Aimco will decline me as well. For some companies the credit report weighs heavily, whereas others look more at rental history and employment. I guess it depends on who the management company is and what kind of equation they use for their approval process. Also, I've noticed that some companies have a yes/no policy and others have a yes/yes with conditions/co-signed needed/no policy (I've been approved w/ conditions (higher security deposit) for a place here in Maryland, so I know they're out there!). They seem to vary quite a bit and I just need to find the right one(s).
