Hi Everyone,

My wife and I are looking for a safe area to buy our first home, which will be in the raleigh area. We are looking for 3+ bedrooms, 2.5+ bath, garage, and want to live in an area that is dog friendly (safe area to walk/play with our lab). Some of the houses that have caught our eye are in the area between 540 and 440, southeast of capital and North of new bern rd. Our price range is 160,000-175,000. Some of the subdivisions with houses that caught our eye in this price range are Somerset Springs, Wyckford (seems to be a lot for sale in this one-kinda worries me), Brookstone, Wilburn Pointe, and River Landings.

Can anyone give me some feedback, good and bad about these areas? I have heard to stay away from SE Raleigh due to the crime. Are the areas I mentioned above considered SE Raleigh, or is this North Raleigh? Also, I know that you cannot predict appreciation, but am I looking in the right area of the city for appreciation, based on our price range?

I'm not familiar with the neighborhood names you mention, but it's not "SE Raleigh"; anything north of the Beltline (440) is technically "North Raleigh", though on the East side of town, they're more likely just to say "East Raleigh". that part of town has some sketchy parts and some fine parts.

Are there certain streets/blocks of area in those parts that you know I should stay away from?

In a word--yes. I don't know the area so well, but a lot of that area has "gone downhill" pretty fast in the past 15 years or so...check the threads about Brentwood (although there is at least one MAJOR cheerleader for Brentwood, most of the rest of us who've lived in the area awhile think it's "seen better days"). I hear the areas near Green Road are definitely to stay away from, and indeed the "mini-city" area which is around the intersection of Millbrook and Capital (though most of what's around there is commercial, not residential).

OTOH, the Hedingham neighborhood is pretty new and nice--that's east of Capital, closer to Hwy 64. I think for that part of town (E Raleigh in general), it's best to give it a drive, or at least go to Google Streetview, which is a "virtual drive", and get some ideas.

If Louisburg road/ 401 or Buffaloe road are considered to be East Raleigh then you may want to consider this area. There's some nice newer neighborhoods around these locations such as the Centex neighborhoods Peyton Hall or Highland Creek. The areas are pretty safe and you get a good valued house.

From what I remember reading on this forum and seeing for myself, Hedingham is generally best avoided.
