Any recommendations / experiences obtaining a home mortgage (refinance) from local banks like BBT, Suntrust, Coastal or any others? (that keep the loan with them)

Pros/Cons? Any thoughts on who is better/cheaper fees etc? Also is there any negotiation possible with regard to fees etc?

I've had great experience with BB&T on multiple mortgages.

I had two with BB&T and was happy. My mortgage broker has since moved to a new company where the mortgages are sold to one of the Monster Mega-Banks.

My daughter recently got a mortgage with NC SECU and I am talking with them about one. They have loans if you need to do less than 80% that require no PMI. They also have a cap on loan origination fee.

Thanks. My loan LTV is like 67%. No PMI.

Do these banks require that I have an account with them before they can do a home loan? Also can I negotiate fees/closing costs etc with such banks do they budge?

No account required with BB&T. I doubt they negotiate fees/costs, but don't know.

Past 2 with Wells Fargo had good rates. No account required beforehand, and they don't sale their mortgages. Have options to allow no escrow too.
