Hi!

Could anyone tell me when most of the single family home rentals for May 2014 come on the market? We're looking for a rental home for a family rather than a student rental (if there's a difference) in Chapel Hill or Carrboro.

Trying to get a jump on when to plan a trip down there to look at properties.

most leases carry clauses for 60 days prior to expiration (home can be shown, tenant/landlord have to notify each other of intentions).

so, if you need an end of May, they'll start coming up end of March.

Thanks, BoBromhal! We need an end of April (May 1st move-in), so I would assume that most of the listings would then come up at the end of February? Checking Zillow, Craigslist and ChapelHillRent...any other others to recommend?

You'd probably have more openings mid-May or late-May if you can delay your move-in until then. Commencement is Mother's Day. Many rentals (not only student rentals, but professor family rentals) will open then.

I don't think there's always that much difference in student and family rentals. Some definitely are more student-y, but right now 4 grad students are across the street from me in a family neighborhood. I think you'd just want to look for rentals w/in neighborhoods. If you're able to come to town and look before you sign it's usually pretty obvious which are in student-oriented areas. I think the websites you listed are good, but it's been a long time since I've looked for a rental.

We use a property management company to handle our house in Chapel Hill, Louise Beck Properties. You can see what they currently have available along with future availabilities with dates on their website, Louise Beck Properties

Most rentals here are based on the school year. I own property- duplexes- and people will be giving notice next month for moving out at the end of the school year. and will be giving notice in May for August vacancy. Of course not all rentals are on this schedule but I would bet a vast majority are.
