Anyone have any information about the shopping center that is going to be developed on US 1? The subdivision St. Ives is right by it & I was wondering how that might affect the houses in that neighborhood.

Smile Shopping Center A Big Plus!~

With the price of gas, the shopping center is only going to be a plus for that development. The shopping center is going to be high end with outdoor dining, sidewalks from the development will lead into the shopping center. There is going to be a pond with benches and a fountain. The developers of the shopping center are the same developers as St. Ives, so they have a vested interest in both! It can only benefit the folks in St. Ives!

I have seen several threads on the proposed Wake Union Place shopping center in Wake Forest adjacent to the St. Ives development. Does anyone have anymore updated information? The best info I have seen is here: http://www.katzassociates.com/pdf/wake_union_place.pdf

We recently looked at several of the beautiful homes in the development but have some concerns about the shopping center.

Is the proposed road from the shopping center to Lola still a go? I heard they want to have a 2nd access into St. Ives, but opening up Lola would certainly be unfortunate for the folks that live nearby.

My husband and I found 3 or 4 beautiful houses in St Ives back in late 07 and early 08. We went so far as to put down a deposit. The property backed up to the proposed shopping area. We walked the property with the St Ives developer and he measured the distance to the proposed "service" road. That was about 50 ft (not very far). We were told that the road would be a little used access to the area behind the shopping center.

After a little research on line of various Wake County planning meetings and St Ives meetings it became clear that the developer either didn't know or wasn't disclosing the true purpose and potential size of the "service" road. The County's intention appears to be to connect the proposed road just behind St. Ives to Jenkins to relieve pressure on Capital and to allow easy access to 98. If you Google a map of the area you can see the practicality and logic to this plan. Additionally, we had been told that there would be no shops fronting any road but Capital Blvd.--that was not the case as we looked into it further.

I have not been over there in a long time, but during our search of the area, we could never get a straight answer out of the agent(s) as to why the properties along Cappellan were not selling. Also, we were initially told a brick or stone fence would be installed buffering the property the but it turned out finally to be wood.

Beware. Fortunately, we were able to get our deposit back and move on to other less risky property. We love St. Ives...it is a beautiful subdivision and if it weren't for the uncertainty of what will happen with the shopping center we would most certainly would have made it our home.
