I too am thinking of building a Ryan home in Amelia Ohio, but as a first time home buyer it makes me somewhat nervous. What have others experiences been with Ryan, I have seen good and bad. I am curious and still trying to decide whether or not to go ahead and sign or buy a already built home.

There are multiple issues with NEW construction of Ryan Homes. Its not the homes they build, it’s the process. We are fortunate to have comparatively better subcontractors here in Pittsburgh area. Esp. in North of Pittsburgh I know same subcontractors do the work for Heartland as well as Ryan.

Anyways, it's more of how Ryan/NVR tries to rip you off in every step of the process.
They will do everything in their book to milk you. They will make your home buying process a NIGHTMARE (unless you act stupid and let them *********.)

If they give you a incentive, you have to go through the NVR mortgage, which will make sure the incentive money goes back in there pocket.
Oh, I have to mention that, beware of Sales person at Ryan Homes. They will tell you anything and go to any extend to make you sign the contract.

Typical Lies BEFORE YOU SIGN THE CONTRACT.
"NVR mortgage is very competitive and many times has better rates than market"
"The Project Manager is very good, and will do the changes later"
"These incentives are good till this weekend only."
"There is this other family, who interested in your lot."
"We are going to do, (this and that) in this community. "

I think that Ryan homes are good for the price. But it's not worth going through the home buying nightmare. If possible, get a almost new (2 to 5 yrs) home in a good community.
That way somebody else has taken the hit of NVR Mortgage/Building process/Fixing stupid mistakes. Do inspection before buying. Ryan home gives a 10 year transferable warranty. This way you can also shop around for the mortgage and get the best rate.

I would recommend almost Ryan homes than building a new one. I would pay a lot more for a almost new Ryan home than a new one.

I moved into my new Ryan home last year, so this has been just by my experience.

For people who signed with Ryan: Did they deliver the house on the date promised in the contract?

I've bought new and old and prefer old. It's usually in a better location and many times cheaper, so you still have money to make it how you want.

Plus, in the Pittsburgh area they ********* on assessments because your house wasn't built in 2002. Beware. a friend bought a Ryan in South Fayette for $300K in 2007 and now pays $9200 a year in property taxes. (Ryan probably won't mention that to you, they will they that will be decided by the tax man)

No telling on price. Why would we know on here? I think William Ryan Homes builds there? Though related by family in origin, they don't share Ryan Homes sub-quality standards, and are very offended to be compared with Ryan Homes, though they share the name. If you can, ask them. Still build with an inspector if you want to be sure you get what you pay for.
