what happens when you borrow $50 million to build an office building in east liberty and no one wants to rent space there?

I believe this is the chance that the developers were willing to take. I believe the office portion was built on speculation. Duolingo did absorb some of the space correct?

Some observations based on recent rides:

- You can get a nice parcel on Warrington (I assume Allentown still?) for 199k, if you want to build some nice million dollar homes with priceless views:

Too much traffic on Hazelwood. Please take Flowers to Tesla next time as it is more pleasant and safer. It is a little on the steep side however. Not good for a fixie.

Good to know. Hazelwood is, at least, fairly wide, and when I heard a particularly loud car, I did hop up on the sidewalk a few times. Typically, I either go through schenley park, or take the south side trail to homestead, or in a few case, I just hop that right of way underneath the glenwood bridge to reach the duck hollow trail (supposedly the city has funding to study a connection from Hazelwood to Duck Hollow Trail, but it will likely be years before any true connection).

I will tell you Tesla....well it is....um kind of steep. It took me three times to get all the way to the top with my geared bike, but I was running a 42/26 combo. I now have a 39 up front that helps.

If you have to walk a bit, it ins't horrible.

I don't get too deep into gearing, but looks like I have 32 up front and 11 - 42 in the back. Although I don't think I needed all the way to 42 to get up Hazelwood.

That is great gearing to get up all hills around here. Nice. You can climb up Tesla with that. I need to get a bike that can handle that better. I am probably older than you of course. That isn't on my side.
