Conshy is doing something to attract a lot of businesses. I have heard that Morgan Properties (a huge privately owned real estate management/investment company) is moving their HQ from KOP to Conshy.

The City will continue to be a hard sell until the tax environment changes.
My office is moving from Rittenhouse Square to Conshy tomorrow. I'm pissed.

Ugh that sucks. At least it is probably the most appealing of the suburban job centers. Do you live in the City? My fiance works in Conshy as but commutes from our house in Mt. Airy.

Yeah, I kind of view Conshy as our "Arlington, VA". It just kind of it is what it is. I would rather work there than the tax haven of Wilmington. The drive down 95 through inner ring delco is soul crushing imo. I wonder if the Manayunk/Roxbourgh line has an express train to conshohocken

Not to sound naive, but what exactly is the reasoning for a lack of change or incentive to not change? Seems like its a no brainer...

Are these taxes a big revenue driver? Is the city in bed with someone?

You can blame the uniformity clause in the Pennsylvania Constitution which in short requires residential and commercial property to be taxed at the same rate within municipalities.

Here is an article.

Yes this is definitely something that needs to change. It wouldn't be an instant solution but would allow the City to more aggressively lower the wage/birt taxes while simultaneously increasing property taxes on commercial real estate. The City has been lowering businesses taxes but in extremely small increments. The city would also have a better enforcement tool this way as well as foreclosure is a very effective method to enforce tax payment but suing individuals or defunct LLCs is basically worthless.

The City has a stated goal of lowering business taxes but believes that it cannot handle the short term loss in revenue. This explanation generally makes sense, however, there has been a significant recent increase in revenue collection from the City. Wouldn't now be a good time to get serious about cutting taxes? It doesn't seem to be happening.

The City has the potential to be an attractive setting for employers. The best talent typically wants to live in urban areas, however, the wage tax neutralizes this benefit significantly especially for companies that are relying on their sales staff to help them grow as they are often very money motivated and unwilling to take the pay cut to work in the city.

Yeah, Old City. I used to walk to work. It was great. Really bummed.

Still bummed the project at 13th and Market never took off.

Reforming the tax structure and business environment would continue this trend, if only leaders focused on important issues.
The one on north Broad(west side), south of Vine, re-developing an old parking garage, is probably dead. Also the huge block long Parkway parking lot on Spring Garden 1400 block, that was earmarked for a semi-hi-rise development( residential/retail) is probably dead too.

I like Conshohocken, but damn if I wasn't a little dissapointed that Amerisource decided to relocate there instead of the city. It's just one of those things. If it was NYC, AmericSource and Vanguard would probably have massive skyscrapers.
All very valid points, but at the very least, Philadelphia still benefits much more from Conshohocken-based companies, as opposed to AB's former HQ in Chesterbrook. Conshy is a very viable option for Philly-based commuters via regional rail, which is pretty centrally located and walkable amongst the office development going on in that borough (although the station is in desperate need of an upgrade, which I know has been long in the works).

That being said, I think the pull of talent/office locations for the Philadelphia area is more city-centric these days than it's been in decades. It's incremental, but it's clearly happening.
