I am in my late 20's and I will be working as a defense contractor near UCF and Research Park and I am moving to Orlando Friday and I need a place to stay of course out of Flats at Avalon Park, Ashton at Waterford Lakes, or Oviedo Grove which apartment would you go with I wanted to go with the Flats since they are bigger than the other two but I heard resident parking and paper thin walls are not to good, and I want to get go to grad school next semester so I don't know if the weekend events are going to be to loud. Any opinions and either of the 3 places.

i live in avalon pk area, it is prety dead up that way where the flats are, so i wouldnt worry to much about the noise. second choice would be oviedo grove, oviedo is a better place all-around than east orlando, which is where avalon pk area is.

Oviedo Grove is in an excellent neighborhood and the apartments are top notch. I would honestly stay in Seminole County, much safer area and Oviedo is a charming town.

You might consider renting a home as well you may be surprised what is in the area.

I actually just moved out of the Flats where I rented for a year. I absolutely loved it there. Zaida, the property manager, will go out of her way to help you. The maintenance guys are wonderful, friendly, and VERY on top of what they do (24 hours or less for most things unlike every other apartment I have rented at!) =)

The cons?

As far as paper thin walls, I can agree to an extent, but that will be at any apartment - I can almost guarantee you that (I've stayed at several since starting at UCF). The good thing about the Flats is that there are mainly older professionals and senior citizens. When I stayed there, there were a few college kids staying on the fourth floor. They made a bunch of noise and were given a warning. Shortly after that, they were evicted due to excessive noise, leaving beer bottles, etc. I myself am still a student at age 24, but I also like to get my sleep. You also mentioned something about the events. I never even heard them when they went on. Normally they do not last past 9pm but even then, you can really only hear things if you literally walk outside or have your windows open. But I will say I really enjoyed being in the center of everything. Briantos is great for subs and Papa Gio's was my obsession as far as italian went =)

The pros?

Open floorplans (I stayed in a one bedroom that I miss dearly!), white crown molding throughout, white cabinets with white appliances against beige/yellowish walls, large windows, great garden tubs, and as I said before, the management is simply wonderful. Zaida knew me on a first name basis and that is not because I went down there to complain - in fact.. I think I only went down there a couple times to pick up packages. It really showed me that they actually care about who is renting there. I think Zaida also lives there herself if I am not mistaken.

Anyway, sorry to sound so pro Flats and nothing else. Ashton is horrible. My friend just moved into my house that I am renting because her lease there ended. The floors were hard as a rock, the carpet was awful, and it's all students now along with most others in the Waterford Lakes area. I have no idea about Oviedo. I'm sure that one would be a good option as well since Oviedo tends to be a nicer area as a whole.

My picks?

1. The Flats
2. Oviedo Grove
3. (and very lastly) Ashton
