Hi guys,

We have a rental house in the Parramore area. It’s well maintained, tenant keeps it very clean, and we had the entire exterior of the house closed off (metal mesh) to prevent pests from entering. However we’re experiencing a continuous (albeit smaller now) rat problem. Tenant finds items chewed or clawed. Pest control guy thinks they’re just coming in from when someone opens a door. Tenant doesn’t think so.

Anyone have houses in that area experiencing similar problems? I have my personal residence 3 mi east, have bait traps outside but never really any problems. (We have bait traps there too)

Newer to owning and managing in this neighborhood so just asking the best forum people around!

I've had some rat/mouse activity before, but it was always from a tree branch reaching our roof and then some chewed opening somewhere along the roof that allowed them to get in... So make sure no plants or trees are over the house, especially touching the house. Also double check there is no openings on the roof or soffits.

Are you sure the metal mesh is intact? My landlord insisted the metal mesh on our foundation walls were keeping rats out but a pest control company found places where the rats had gotten through. They also found a spot on the eaves where they’d gotten through. My landlord used Critter Control of Orlando.

Yeah we paid a pest control person. He meshed the whole house exterior including on roof and eaves.
