My wife and I are looking to buy in the the Orlando area. We've been focusing our search in Longwood, Maitland, and Doctor Phillips. We like these areas because they have gated communities and relatively good school districts.

We've recently checked out Maitland Village and were pretty impressed. It's gated, the townhomes are newly constructed with modern floor planes, great amenities, clubhouse / pool, etc. and I like the relative proximity to I-4, Winter Park, and Downtown. Price per square footage is pretty good too, compared to most (older) properties in Maitland.

The site plan is a little small compared to communities like The Springs, and I don't know much about the school district on the west side of Maitland.

Construction seems to be moving along, but I'm curious if anybody can offer some more insight into the Maitland Village development history, and the surrounding area. Any happy owners in the forum care to weigh in? Any negative feedback? (no trolling please)

That area has a fairly high crime rate (3.5 times the national average per square mile) and is not far from some much less desirable neighborhoods. I would much more highly recommend The Springs in Longwood, which while not shiny and new is in a relatively safe area (at the national average for crime rate per square mile) with excellent schools (Wekiva Springs school district).

Yeah, on our way out we headed south on Keller to W Kennedy and it was not a desirable area. That section of Maitland seems to be on the outer edge.

I just sold my house there so I know a thing or two about it.


Construction's been slow since 2008. Things have picked up some in the last year, but it's no where near 2007 level. The community is really laid-back with mixed demographics. However, it doesn't have much of a community feel to it yet since there really aren't that many people living there and no community events so far. People just do their own things.

Being on the outskirt of Maitland and on the border with some less desirable area, I don't see the market getting hot anytime soon. (not for another 10 years, dare I say).

Schools nearby get miserable ratings. It is near I-4, but you that means traffic sucks during rush hour. No real back roads leading to nearby grocery stores and restaurants in Altamonte Springs, and the one publix in Maitland, you can get to it through W Kennedy but even that might see traffic during rush hour.

Those are the main reasons I sold the house this past summer, especially now my wife and I are starting a family.

Are the Maitland Village Townhomes a quiet area? I'm considering renting there (places in Maitland in general) with the idea of buying a year from now and continually to live there. I'm a single guy so it might be more home than I need.

The east side of I-4 is where you want to be in Maitland. I used to live at Visconti right across the street from there when I first moved to Orlando 4 years ago, which is a decent place to rent as well. I had no issues with crime while living there but it was a little weird. It is smack in the middle of a bunch of struggling office buildings. However, as a place to rent for a year to check out the area I would say go for it. I would choose Village at Lake Lily over this in a heartbeat though if you can afford it.

Since you are single and looking to rent for a year, have you thought about downtown Orlando?

Do not agree. Maitland Village is not near "high crime"! Very nice contemporary and new townhomes nestled between nice Maitland Summit posh buildings surrounded by tree-lined sidewalks where I love to bicycle and walk. Where is all this crime their talking about? Every neighborhood in central FL is not far from questionable areas. You racist people need to know that it isn't Kansas here anymore. I pass by Eatonville and I have not seen any drive by shootings. Get real folks. Cute little bedroom community with nice families that is close to all sides of Winter Park and E. & W. Maitland. Geez! These Maitland Village townhomes are gorgeous and I feel safer here (next to new Maitland police dept) than when I lived in Winter Park or the East side of Maitland or even Windermere for that matter. No vagrants here because there are no congested shopping areas near these townhomes or cookie cutter houses. Frankly, I would rather live in my nice new large 2600 sq ft townhome than live in a musty old house like the ones I have seen in Winter Park or east Maitland. Private and gated. Perfect for busy working singles and busy empty nesters. Frankly after being around people all day and being at work I could care less about picnics in my quiet development. To each his own I guess. As for traffic, since its a business park, I breeze by because when they arrive to work I am driving the opposite way and just hop right on to I-4 or 429. These posters folks are exaggerating. Plus there are back ways thru the nice buildings to get to Maitland Village. You can even bike thru bike path and eat at Applebys, go to 7-11, walk thru the nice shady areas and there are beautiful ponds and lakes near my home. Hidden gem. Maybe shouldn't tell more!!!
