We are looking to move to the Oviedo area (or surrounding) in the next year. We want a house in the 250k range in a family friendly community that has access to playgrounds, sidewalks, and of course is safe and near excellent schools. Homes with some yard are a plus.
So residents of Oviedo can you points us in some directions:
How are the builders out that way? Which ones to avoid, etc?
Any builders other than Meritage, Maronda, Dr. Horton, Ryland, and Ryan?
Where are the newer neighborhoods located if we decided to buy a house already built?
Are there areas where you can buy the lot and choose your own builder?

I haven't really kept too up to date on the builders still building in the Oviedo area, mostly because you can get much more for the $ with existing homes in the past couple years.
