Laguna Beach would get my vote over Newport but man that traffic would be tough to deal with. The truth is, if I had a few million to drop on a house in OC I would probably choose somewhere else. Seal Beach perhaps.

I have lived in Newport my whole life. I am buying a vacation condo in Laguna. Just took my wife to dinner in Laguna and the town was alive with tons of people, restaurants, bars, live music, etc. Driving back through CDM there was nothing going on except for one group of women standing near the Quiet Woman. Also, PCH traffic moves very fast in CDM versus downtown Laguna where people drive slow because of the traffic and all the stops and lights. This is a good thing, especially if you have kids. If you use the beach and want beautiful coves, diving, surfing, body surfing, etc. Laguna is hands down the best place north of the border. CDM is more conservative with just a couple beaches (little and Big Corona) and not as accessible. Most people in CDM don't really care about surfing, diving, etc. it more of a status area. In my opinion CDM is over rated and Laguna Beach real estate is worth every dollar. Especially when you compare it to prices of real estate in Manhattan Beach, Venice, etc. Of course we don't have the economy that LA has although a lot of the highest priced homes in Laguna are owned by people from LA and other areas. In Newport Coast you have more Chinese and Persian owners, some who don't live in their houses. The old school parts of Newport are great (i.e., Balboa Island, Peninsula, etc.) and priced very reasonable compared to CDM. Overall, we're blessed to have these options.

We visited Laguna Beach this past summer and fell in love with it. I love the Art scene and it just seemed much more quaint and secluded than Newport.

We started looking at homes down there and were laughing. There were $150K mobile homes with ocean views, but the rent for the space to keep it on was about $3000/month!~ Those ocean views come with a hefty premium.

I have fond memories of both while I was growing up (50s and 60s), but would never live in either area now. Too frenetic, pretentious, money-worshipping, crowded.
