Look at Kings Park in 22151. Lots of 4 bedroom homes selling below $500k. No HOA, neighborhood schools. I think most of the houses have 3 or 4 bedrooms and 2 and a half baths. Similar houses can be found in Kings Park West which is further out Braddock Rd.

you should be able to find a 2 car townhouse within the upper half of your budget that is within walking distance to vienna metro station. likely 3 BR / 3BA and well over 1500 SF, but three levels...

Carlingtonian is always far more optimistic than I am about the availability of houses in N Arlington in this price range. I just did a search of my favorite online RE database and there are exactly 7 "detached, active" listings in N Arlington, in the $500-$650k range, on the market right now. I'm not sure you would like any of them. There aren't many townhouse communities in N Arl.

Given your description, I think Falls Church, Vienna, or Reston would be better than Arl. for you. I think renting for a year in a new area is almost always a good idea, too.

Thank you to everyone for the great suggestions. We are up in the area taking a look around this weekend to get a feel for the neighborhoods you all suggested.

I just found a few in the upper end of your price range in 22180, including this one, which is within walking distance of the Vienna Metro and the local elementary school: 9219 BRIAN Dr, VIENNA, VA 22180 | MLS# FX8090799 | Redfin. (Apologies in advance if this link violates the TOS; I can never keep track of which ones do and which don't.)

Also, where is michgc? Maybe she will sell you her house. From what I recall, it meets all your specifications.

Ha! I was up in Vienna getting my house ready for listing. I actually read the OP's post and thought my house was perfect for him, but then I saw the "moving next summer" part and realized it wouldn't work out.
