The market is hot inside the beltway. Here's why: 10 year low inventory, low interest rates, consumer confidence has returned, and upside down sellers are holding on.
We just sold our house (cape cod in good condition) in 3 days. We had 3 offers, all 3 with escalation clauses. Our neighbors that recently sold are having similar success, and my area is not even a desired school district.
We bought our cape cod during the boom for $510,000 in 2005, just sold it for $587,500. I never thought the market would return like this. crazy!!

The house we bought near George Mason. Same thing, 3 offers and two escalations. Our escalation won.
