A job has just opened up in Warrenton that looks almost too good to be true. Pay will vary from $90K to $110K depending on which job is offered. That being said, I'm married, have 3 young kids with the eldest to start 1st grade next school year.

I've looked around and the prices for houses in Warrenton are just a 'little' bit too high for what we're looking for though Culpeper looks to do quite nicely (4 bedrooms, 2500+ sq ft, big yard). Any idea what the commute is like from Culpeper to Warrenton? If not Culpeper, then how about, say, Gainesville or Manassas (though I think traffic and congestion for those 2 towns might be a bit much). Also, we don't want to be totally out in the country but not too close to any big cities either. I get it, D.C. is just down the road but Warrenton/Culpeper and surrounding communities look to be just about the perfect distance and from some of the posts I've read here, it looks to be the case with both Warrenton and Culpeper.

Gainesville to Warrenton is around 15-20 minutes. It's really not a bad drive at all; you just head straight down 29. It's a reverse commute as well.

If you think the home prices are too high in Warrenton, you're going to be shocked by the higher prices in Gainesville. Live where you work.

I second Heather72. I think in general, home prices will be higher in Gainesville than in Warrenton.

Home prices will definitely be higher in Gainesville or Manassas VS Warrenton. If the job is where I think it might be (feds?) then it's on the Culpeper side of Warrenton.

Culpeper is a small dare I say boring town IMO. I'd rather live in Warrenton so I was closer to big town stuff.
