If the OP is coming from an area where $540K will buy a really nice, modern house in a sparkly neighborhood, then Pimmit Hills may just be too much sticker shock to consider. On the other hand, that would also be true with respect to some of the more affordable neighborhoods in Vienna like Vienna Woods.

Personally, I'd be as comfortable walking around Pimmit Hills as the Vienna Woods area or McLean. There's probably more pedestrian traffic, which generally is a good thing. And, for what it's worth, the two elementary schools that Pimmit Hills students attend (Westgate and Lemon Road) most recently received a 9 and an 8 on Great Schools, which can't be said for all the schools in the immediate Vienna/Tysons area.

I guess we can hear back from the OP, but I'm thinking places like Annandale, Chantilly, Fairfax and Reston might be her best bets - assuming that she and her spouse conclude they don't want to bite off the longer commute to Tysons from places further out.

I'm rooting for Vienna, I really think Vienna is a great place to raise a family if you have the slightest inkling towards family activities other than recreation. Yes the houses are smaller, but just means you have to get rid of all the stuff you really dont need in life (does anyone really need a margaritaville margarita maker? You can make a margarita in a blender or god forbid on the rocks shaken).
