Just when you thought home prices were stabilizing with hope for modest appreciation.......the mother of all residential projects is launched.

Loudoun Valley pales in comparison to Willowsford.

What are you talking about? Look at all the trees and rolling hills in their promotional materials. I'm sure it'll look just like that!

And they better get busy paving the rest of Braddock Road out there. The potholes near the model home are ginormous, especially after the rain we've had.

Seriously, I didn't realize it was that big--over 4,000 acres?

FWIW, the website says half of the space is open land for a nature conservancy. So the residential section is more like 2000 acres, or about 4/5 the size of Brambleton. I really don't think this is going to affect home prices--but traffic on 50 may get hairy. Of course, someone in the South Riding area might have different feelings. My guess is if anyone was affected by this development it would be them.

Wow, that seems huge! I wonder how many houses it will be? Interesting that it is all "upper-level" single-family homes - no townhomes or condos like many planned communities. Seems like an interesting concept, although I wish there was some retail in there, too.

Are the homes being built on spec or are people buying the lots and having their own homes built? If people are just buying large lots and building big homes for themselves, it wouldn't affect the sale of other homes in the area (especially if those homes are in a different price range and have a different market).

I'm not sure where the cutoff line is, but it could be because of the zoning laws in in western Loudoun.

If I read their map right, its east of rt 15, which IIUC is "eastern Loudoun" as far the county growth controls are concerned.

It looks like you pick from houses rather than buy lots and build them yourselves. They start in the $500s and goes to over $1 mil. Yikes!

Is this the community with the shared farm? I read about one a while ago that was supposed to be out that direction. Sounded great, except we don't have that kind of money for a house.
