Hi everyone,

I'm shopping around for mortgages on a house in the Hideout at the Poconos. One of the mortgage brokers I spoke with in PA told me there is a capital improvement fee which the HOA charges and can run up to approximately $1,500 for the Hideout which is included in closing costs. This seems a bit odd to me especially since if it is an HOA fee, why wouldn't it be paid directly to the HOA? Any thoughts or advice appreciated.

There has to be a handbook of all the HOA fees and rules for the Hideout. You should get a hold of one and read through it. I know my community at Big Bass Lake makes it available and also has it on their website. They spell out all the fees you may encounter as an owner.

I think you are talking about the dues for the community, it is roughly $1500. When we bought our home in the Hideout, the money was collected at the closing and then it was turned over to the Hideout. Are you working with a realtor? They can provide all the information for you.

Sounds to me like the $1500 is for your HOA fees for the year. I'm not 100% sure what The HideOut is charging this year. Capital improvement fees would only be charged when and if you are buy a vacant lot then build a house on it later. There is also a charge for the Act 180, or bylaws of the community which you should review and sign off on prior to the closing. You should inquire with your Realtor as the community charges for this booklet.
