Area near Peninsula Hospital in Far Rockaway (Long Beach, Nassau: rentals, crime)

my husband and I are looking for a place to rent. we have a 4 month-old baby so we need a place that's safe and clean. we're thinking about arverne in far rockaway. any pros/cons?? is it a pretty safe and well-occupied community? any other places/neighborhoods we should consider??

i live in arverne and it can get pretty dangerous....if you're not from rockaway i really wouldnt advise living in the area if you are unfamiliar with it...if you must live in the area i would consider wavecrest gardens in far rockaway, or dayton towers in rockaway beach. both are safe complexes, and about a 10 minute commute to the hospital.
arverne pros:
close to beach
A train to lower manhattan in 45 minutes
adabbo clinic
arverne cons:
alternate side parking
gangs
sometimes shootings
streets are empty at night, especially winter
the main little supermarket closes early and the only stores open 24 hours are in the projects or across the street from them
however i've lived in rockaway for almost 30 years, so none of the cons bother me....im comfortable here. but you might want to come by during the day and evening to really get a feel for the area.

one thing we must have is washer/dryer in our unit. i checked out other options you mentioned but they don't seem to have that. we know it's not very common in nyc rentals (we've lived in different parts of manhattan and queens in the past, although never near far rockaway). if you have more suggestions, that would be appreciated greatly.
ideally, we want to minimize the commute to/from the hospital as the hours will be long, but we'll need to consider other issues you've pointed out. we plan on visiting the area soon.

you might want to look into the arverne by the sea development if you want a washer/dryer in your unit....that development is really nice, but there are no stores nearby....at least a 10 minute walk away.

Whoever will be working at Peninsula Hospital should be warned that the hospital is in a very rough area. Every few months some crime spree makes the news. The middle and eastern part of Rockaway are not so good with pockets of some halfway decent spots. The western part is nicer. However, shopping and amenities all over the peninsula are limited and the train service into Manhattan is a big pain. There's no movie theater, big box stores, discount stores, etc. Poorly performing public schools. Must you live in Rockaway? You'd be better off in Howard Beach or western Nassau such as Long Beach. Rockaway is nothing like any part of Manhattan or the rest of Queens. You really should go take a look before settling there.
IMO, it is not safe. That doesn't mean that if you take a walk on the boardwalk and encounter the other 5 or 6 people walking on it in February that something would happen to you, but that area and most of Rockaway is not bustling with people as you would find in Manhattan or Rego Park, or Flushing, or Flatbush Ave. Rockaway is even more quiet in the winter. If you are currently living in Manhattan, you really should just get on that A train and take a look for yourself. With a 4 month old, you are soon going to want to socialize with other parents of babies, maybe take a mommy and me class, go to a playground, eventually a preschool and all those fun things. You're going to need a good pediatrian in the local area. The only place that you will be able to run and get diapers is the supermarket or small very depressed looking convenience stores and there are no discount stores in the area and no Toys R Us. There are drug stores but it is not like in Manhattan or Brooklyn where there is practially one on every corner which are open 24 hours. Arverne is just not a good place for this. It is very helpful, especially if you have a baby, to have a car as well because public transportation is so-so in the area. There are not too many chain restaurants or fast food chains either so if you want to eat out as a family, you are going to have to drive.
would you say that it's relatively safe w/in the arverne by the sea development area?
what about the beach/boardwalk to walk around during the daytime? is it safe?
within the development itself, it is safe.
some parts of the boardwalk have tons of people on it during the daytime in the summer, so those areas (beach 116, beach 98, beach 90th) are pretty safe. in the winter obviously it will be pretty desolate.
