Hi. I just accepted a job with a $35,000 annual salary. If the 40X rule is applied I'd be limited to $900 monthly rent. However, I can establish that I have substantial savings, so I'm hoping to be able to rent something for at least $1,000. A studio is fine; I'm low maintenance. I would prefer not to have roommates.
The nearest subway station to work is 103rd St./Lexington Ave. I'd like to limit the commute to 40 minutes or less and would prefer to have a relatively short, safe walk from home to the subway.
I will have one week in July to hunt for an apartment with an early August start date. I plan to look in Queens - specifically the Astoria, Sunnyside, Jackson Heights and Long Island City neighborhoods.
Are there any other neighborhoods I should be looking at (in Queens or elsewhere)? Thanks for your help.
Your salary, rent requirement, location, and commute requirement begs for me to recommend the Bronx. The South Bronx may be an excellent fit for you, and would give you...umm..a whole 7 minute commute to work....it would also give you easy access to the Upper East Side for entertainment, cheap apts, a growing community of all kids of people, and the old school gritty/edginess that is disappearing in NYC. Not sure if you familiar with it, what your comfort level is with people of color, but if you want more info, you can PM me.
