Just about all of Brooklyn west of Flatbush is decent! Except for some blocks in Sunset Park, and some blocks in Red Hook. Why anyone would want to avoid this half of the borough would be a total mystery to me.

My question to you is this: have you ever set foot in this borough? (I only ask because your question was, well, kind of strange).

Aren't most of the best neighborhoods in Brooklyn west of Flatbush? Brooklyn Heights, Cobble Hill, Park Slope, Carroll Gardens, Windsor Terrace, Prospect Park South, Ditmas Park, Midwood... etc etc... are all west of Flatbush.

Canarsie has a few good areas. Mill Basin fits your criteria and is nice.

I'd say Bushwick is ripe for a "comeback" 5-15 years from now.

And don't leave out Williamsburg or Greenpoint, though these areas are rapidly moving into the territory of the unaffordable.

I live in Bushwick (19 years old) and to be honest, it's a hispanic neighbourhood. But! I think it's safe, i've walked in the steets drunk with two friends at 2 am and nothing has hapenned. And, not to be racist or anyhting like that but i'd rather live in a hispanic neiughbourhood than a black neighbourhood, but thats just me, black ghetto people intimidate me. Plus, i've seen quite a few white people living around here, i'm sure that in a few years more people will start moving to this area, specially since rent is going up, more people will be unable to afford apartments in williamsburg and greenpoint and will move a little further east.
