Niece got a job at Manhattan College (financial aid office) and is moving to NYC area. We saw 3 apartments in her range and wanted to compare/contrast demographics, safety, and "feel" of the areas.

1st - is basement 1 bedroom in an attached home in riverdale..a few blocks west of VC park by R'dale Ave in the 260's.


2nd - 1 bedroom in elevator post war building on riverdale avenue in Yonkers


3rd - 2 bedroom a block north of VC park and 3 blocks east of the Saw Mill River Parkway in Yonkers very close to McClean Ave.


She is 22. Mixed Irish/Puerto Rican but looks white and doesn't speak Spanish or Identify with that culture.

Born and raised on the SW Side of Chicago in Beverly/Mt Greenwood.


Looking for safe, quiet, friendly. Doesn't need to be exciting or fast paced just a nice neighborhood that is safe to go for a jog at night with good neighbors. She will be renting a parking spot in the area if need be (they're advertised all over CL) and like I said she will be driving to work which has dedicated parking.


She is leaning towards option 3 because it's the cheapest and largest but what's the area like? Is it unsafe? Middle class? What's the main demographic?

Option 2 is also inexpensive if 3 isn't an option but again we know nothing of Yonkers, NY. What's the part of Yonkers directly above R'dale where this place is located, like? Similar demographic of affluent family's or different?

The 1st option seems the simplest but it is much pricier.

Tips? Advice? Info?

#2-Riverdale Ave is decent within a few blocks north of the city line. but then it deteriorates sharply north of the police station and down the hill. Im assuming the post war apt is near Valentine Lane.

#3- decent area its off McLean Avenue theres a 7/11 and a Dominos there not much else, up the hill closer to Central Park Ave theres an A&P and more shopping. east of that is Woodlawn

I agree that Riverdale Avenue is okay in Yonkers close to the city line and Mount Saint Vincent, but then the area transitions to one that has issues. Shopping can be a bit of an issue in the immediate area, which is the same issue I would note with the third option. However, the third option is in a more stable neighborhood overall, and a middle-class area. The second option is middle class as well, as it is similar to the demographics of North Riverdale. Option three also has some small carryout restaurants and a tavern on McLean Avenue, and is close to Cross County Plaza for shopping with a large grocery store, mall stores, MicroCenter, etc.

With option one, it depends upon the type of basement apartment. Some are dreary, and others are decent, since there are many of the post-war townhouse style two and three family homes in that area that are built on slab foundations. You want to make sure that the apartment is legal, however, since there are some that are questionable. Check the city's BIS to see what the certificate shows: http://a810-bisweb.nyc.gov/bisweb/bsqpm01.jsp Some have had the certificate of occupancy modified, since it was originally issued, but there are some buildings where the apartment was originally designed as an accessory to the owner's apartment, generally second floor, to preserve access to building systems, yard, etc. Since it is at a higher price, I would definitely make sure that the apartment is legal, since a converted accessory rec room can be a hassle with which to deal, needing to grant access to the landlord, tradespeople, etc.

If your niece lives in Westchester, she would not pay city resident income tax. Yonkers does have a 10% income tax surcharge for city residents, however, which is filed on a special form and is 10% of her state tax liability. So, if her state tax is $10k, for round numbers, Yonkers would collect an additional $1k. Since she would not be buying in the higher property tax areas of Westchester, it may be beneficial from a tax standpoint not to be a city resident. The other variable that I would check is car insurance because there is a surcharge for the city, but some areas in Westchester have lower levels of loss, and generally lower rates than the same driver would get in the city. The Bronx is not as high as Brooklyn in terms of car insurance, but higher than Manhattan and Westchester.

She may be white. Puerto Rico is an island not an ethnic group. There are whites from Spain, blacks from Africa, tainos, mulattos and other mixed. So she can be white. Same problem when saying someone is mexican. Mexico has whites, aztecs and mestizos. South America not only has whites who are ethnically spanaird or Portuguese but germans, italians and dutch.

Just had to chime in on this part since I just spent quite a bit of time looking for a rental parking spot in Riverdale - to be brief: it ain't easy. I just took a look on Craigslist as you said you saw spots advertised all over - I see two ads for Riverdale & one of them is actually in Yonkers. If she can rent a full-time monthly spot in Manhattan College's parking garage, she should grab it. I live right up the block from the college and would kill to have them rent me one of those spots :-)
