I've seen some quarter acre lots out by Belen sold on ebay for around $400. Not a bad deal for someone who doesn't need a lot of room. I just worry about Belen being so close. The little I saw of it wasn't... comforting. Is it anything like Espanola?
There's loads of land in NM that would fit your requirements.
Do you have any other desires and preferences?
Yeah, that's it right there.
There's lots of half sold subdivisions from the mini-boom in real estate 10+ years ago. Though smaller than your spec. they can be an excellent bargain, having utilities already to the lot line - that's a big deal with rural land btw. Seems like the hard part there would be finding what's left of the companies that were selling them. Not impossible, but they're not exactly putting much effort and $$$ into advertising any more.
40 acres is a big lot, big enough to feel isolated - especially in a group of lots that size. Skies are dark everywhere you get more than 50-60 miles from a city like ABQ or SF. I'd suggest you look for elevations above 6000' too, that makes some difference even as dry as it is out here.
You can find 100+ acre lots for sale, but it gets harder. They tend to be older parts of deeded ranches, divided before the 90's boom and owned by individuals who simply list when convenient. Worth a look though, they come up.
If you have the budget for it, there are actual ranches for sale. 1000 or more deeded acres and at least 10x more in grazing permit land. Got to have deep pockets for that, and a certainty that you'll never want to move on. It can take many years to sell ranches.
You will probably be able to see more stars from downtown Albuquerque than most any other place in the country. I suggest looking at the Socorro area including Magdalena if you don't mind isolation.
If you don't have to make an income you have many great oppotunities in New Mexico to realize your dream. Look around areas in the western part of the state like Quemado, Fence Lake and Ramah. Also check into rural Rio Arriba County. The area around Gallina, Regina and Lindrith would be ideal for stargazing. However, if you need a source of income plan to commute a long distance to either your job or your hobby.
