wow, fantasy has become reality. so many of the medium priced homes in the good towns in union, Essex and morris counties have something wrong with them.

I'm not really sure of the question. Do you think that the "good" properties were priced lower a year or two ago? They weren't, for the most part. Prices have leveled out, and some places may be seeing a minor up-tick in prices, but it's not like prices have jumped back up to 2007 levels. And with the interest rates where they are now, chances are good that the same monthly payment will get you more house than it would have a year or two ago.
There's a pretty large inventory of overpriced houses with problems; many have been on the market on and off for years. I don't think you're too late, you just will have to sift through the junk.
It depends upon the community. I'm finding an approximate 5 to 8% increase in prices in one community that is considered one of the best in the area. But, I think that the increase in price is due to a lack of supply of housing.
Many people wait to list their homes until mid-Spring. You'll see a rise in new listings in the coming months. Listings that are priced right sell FAST. This time of year there are just a lot of leftovers. If you keep on it and you're ready to pull the trigger quickly, you'll find something great

First, good luck. Second, if this agent doesn't work out, I'd be happy to recommend our agent. She's out of East Hanover and was fantastic.
Third, we thought the same thing when looking at homes in Morris County. We were very close to making an offer on a reasonably-priced, nice-sized house in Morris Township in an quiet, family-friendly (we think) neighborhood with lots of land, with a hot tub in the backyard that we would have tried to negotiated to keep, but that same day, my wife just for kicks upped our budget by about $30k and looked into Essex County, namely in Livingston. One house in particular caught our attention and that same evening, we made the offer and we closed virtually 30 days after going under contract. Others have said it too, but I do think it's a matter of timing and you need to be willing to act quickly if you see something that you like.
That said, though, I'm definitely curious to find out what you mean by "medium-priced." If we were in the same price range, we likely have seen the same houses...
