Cherry Hill resident here...taxes are low? In what universe?

Cherry Hill Township Effective Property Tax Rate: 3.448%
Haddonfield Borough: 3.002%
Moorestown: 2.158%

Not even low compared to the most elite zip codes in South Jersey. Camden County itself is known for high property taxes.

I looked up the address and the taxes are suspiciously low. It's appraised at 230,000 and the selling price is $400,000. The house is over 3000 sq. feet. Something very fishy about this.

Low is relative. How is $9K+ consider low? It's a home with recent addition so when the sale goes through, watch that property tax goes over $10K+ year.

The only reason why it is 3000sq/ft in that neighborhood is because has a converted garaged to living space. In my observation, those type of conversion were popular 10-15 years ago and they actually hurt resale. Just look at the price history for the home.

Appraisal of homes in NJ is never really aligned with sale price. What's important is that that assessed value is aligned with the neighborhood.
