The questions you ask are of a local/town nature. You'd need to check with each town regarding what's permitted. For instance, property zoned commercial usually can't be used for residential purposes without a variance. How likely to approve a varience is a town decision, so why not check with the town?
Okay, we’re really not as crunchy as it seems. We currently live in Rollinsford, having relocated from a lot of acreage in the Midwest. Being born and raised in NH, it’s been a blessing to be back home. However, we are itching to sell our home and get back to the seclusion we appreciate. We have a significant amount of equity in the house and are wanting to purchase some land and build either a fabric sided or wooden yurt on the property. If we find land with electric, great. Same thing with a well and/or septic. But a lack of utilities isn’t a dealbreaker for us. We’ve done solar and propane before and are open to it again. We want to be able to put up our yurt and our buildings and not have to spend thousands of dollars on permits or build to code or whatnot. We “might” finance the land but plan on paying cash for everything else.
Basically, we want to know where in the seacoast area is friendly for this way of living? I work in Portsmouth and need to be 45 minutes or less of a commute time. Do we look for recreational land? Maybe southern Carroll County? We definitely don’t want to break or bend any rules/laws, and don’t want to get fined for anything either. Just want to live a quiet life with our animals. We would appreciate any insight!
Wakefield would be a good bet. Low tax rates and reasonable prices for land away from the ‘seven lakes’ portions of town. Commute up to 45 minutes to Portsmouth would be possible. Winter times could be longer.
Also, do a search of Carl Drega. Not the same situation of course. But Carl was a guy who just wanted to build a cabin in the woods on land he owned in some small rural town up north. The outcome was not positive.

how dare any County or town have the nerve to not let you build any structure you want on your own land anywhere no less in the woods or on a farm that is not near any stick built snooty home dwellers, .I see loads of Tiny Homes built on land in many States that are on farms,wooded area's that are owned by zoned property owners with no problems, we fought the British who wanted taxation without representation and here we are how many yrs later not allowed to build a structure of our liking on own own land.. please makes me sick!

Carl Drega was an insane nutball who murdered 4 people. He's no hero.
He's got an entry in Murderpedia. Apparently he was working on a massive bomb like fellow "freedom fighter" Timothy McVeigh used in Oklahoma City, only this was probably intended to incinerate local people, who pretty much describe him as a frightening lunatic with a violent vibe. He did shoot 8 of them, killing 4. Apparently he still has "fans", though it's hard to understand why. I guess the Colombine shooters do too, and plenty who seem to want to emulate them - strange world we live in...
