We're here & very happy! renting a house that is good enough in a perfect location. There were some things about the house noted during the walk through & already fixed, missing screens for example. Others we are just dealing with ourselves, like a broken toilet seat. But the oven/stove is a problem. Gas wasn't on at walk through so it couldn't be tested. When the gas guy came out a week ago yesterday we found only 1 working burner &a pile of spent matches under the stove top. Presumably to light the 1 working burner cuz the ignition wasn't working either.

Management sent out a repair guy who arrived yesterday and said it was a 20 year old appliance, a 700 repair and parts won't be in until next week. Management company opted to repair instead of replace!!

I know in some parts of IL not having a working stove means the place is not habitable. Anything like that here? The place was not exactly move-in-clean when we got here either, especially the stove.

Also it sounds like you are relying on a work order as evidence of notice. You must submit written notice to the land lord.

As far as I know the landlord must fix anything wrong or replace the appliance. I know that you have to give him notice of the problem in writing and keep a copy for yourself. He has a certain amount of time to fix it- maybe a week or two for things that are not a danger to the tenant and a day for things that are a danger to the tenant. I am not sure what options the law gives you if he fails but I do know in the state you can opt to break your lease and move out owing nothing. I think in the city you can also opt to repair the problem at your expense and deduct it from your rent too.

i'm actually suprised that they are fixing it... i had the same issue with my tenant.. the stove stopped working (it was 5yrs old), instead of fixing which would have been 300 or so, i just went out and bought a nice stove brand new for 599 at lowes.. that equals a very very happy tenant.

Yup...out with the old in with the new.

I also don't believe it. There simply are no $700 repairs on a stove. Replace all the works for half that.

It is not only the cost of the new stove but having to go to the trouble of finding a vacant building or sneaking behind the strip mall to dump the old one.

nahh... lowe's takes the old...

plus you are right.. what possibly would cost 700 to fix on a 20yr old stove.. i'm thinking the property mgmt co is now ripping off the landlord. That's why i don't go with the pm big guys... as a licensed realtor, i also do the property mgmt but only with a few clients... get too big and then you don't have the time to help the landlord..you outsource and get ripped especially here.

You should turn off the signature in Tapatalk. It's a great app, but signatures are against the ToS here, and the default sig in Tapatalk is just plain annoying anyway.
