How hard is it to sell a home in Nashville? I am trying to decide if I should rent or buy while living near Vanderbilt? I will only be there for about a year.

I am have been living out west all my life and have recently decided to persue a masters degree at Vanderbilt University. I would really appreciate any comment on the climate as well!!

For what it's worth, here's one story. My husband was hired to gut and lavishly remodel a penthouse condo for the client's med student daughter 3 years ago. She was planning on being there for 2 years, then selling. They spent freely on the improvements and still made a tidy sum upon selling.

Just one case, but it did sell in just 5 days for full price. Not bad

with closing costs it is EXTREMELY unlikely you will make money if you only stay one year unless you are an experienced flipper. Even then, you need to know the NASHVILLE market well to make money flipping here. Rent if you will only be here a year; you will be too busy studying to remodel anything.

You get 4 seasons here but winter is short and not too cold, although it IS gray. It feels colder than it is frequently because of the humidity, but if you are from somewhere it is actually cold you will laugh at the people complaining that its so cold when it is 30. May and Oct. are GLORIOUS. Summer gets a little toasty. I LOVE Nashville and even *I* find that August is a really good time to go north, to say, Canada. Or to the southern hemisphere. Of the last 12 days of my pregnancy about 10 years ago the high was either 99 or 100 TEN of those days in late July/early August. I was miserable! The rest of the time it's almost always not too hot and not too cold.

Default rent or buy near Vanderbile

The Nashville housing market is doing much better than the rest of the country, but so many condos have been built in town near Vanderbilt. I would be hesitant to buy for just a year. The market is so unpredictable, and Nashville seems to be behind the rest of the country. We may slide down in the next year. However, the government has done a lot to create an artificial false bottom, so it should be nothing but up for now... but you never know. However, if you planned to hold it for a longer term, then it is a fabulous time to buy!
