OK. I've narrowed my search down to these two towns. My questions are the following:

1. Which town will have the best housing deals in the 500k-600k range?

2. Which town is more rural? I'm not looking for tall buildings and traffic or a overpriced swanky area.


I don't care about traffic. I'll make due. I've been in San Francisco and LA.

It sounds like Mt Juliet is a better fit for your desires.

You probably won't even need to spend $500-600k in Mt. Juliet. There are some good deals in $400-475k range. Franklin is such a hot commodity right now that a "deal" is seldom found.

Is 475k in Mt. Juliet equivalent to 600k in Franklin?

Is Franklin the overpriced swanky area I was afraid it is? Why is it a hot commodity? I can see Brentwood but Franklin seemed your typical upper middle class town.

If so, I'm completely sold on MJ now then.

Franklin has a historic downtown. The most and best shopping and amenities of the suburbs. The best schools and the most corporate HQs. So people pay a premium to live there.

But if you are looking for an area with good schools that has a lower cost of housing and a more rural feel, then Mt Juliet would be a better choice. Where are you working?

Plus, great schools, good job prospects as lots of companies are located in Franklin, and the amenities in downtown Franklin and the Cool Springs area. So, as brentwoodgirl said above, people are willing to pay a premium to live in Franklin.

Thank you. This really is what I'm looking for. I want my kids to grow up in a more rural area but still in a nice town. I'll be working from home. From what I could see online, it looks like the schools are pretty good there too.

Those are some really nice rankings. Does anybody have a ranking list for Mt. Juliet to compare the two?
