We have been researching M'boro in hopes of buying a home there, in advance of retiring from our current lives, but find data showing that of the 27,000 homes there, of the occupied ones, about 55% are owner occupied and the other 45% are rentals.

A) Is that too many rentals?

B) Has having that many rentals had a negative impact on some areas?

C) Is there a need for that many rentals?

We would need to rent out what we buy, at least until we are ready to retiren in 2-3 years.

D) Are there already a lot of vacant rentals in the area?

Please keep in mind that M'boro is the home of MTSU. The large number of rentals are directly tied to the student population. MTSU has the largest undergraduate enrollment of any university or college in Tennessee.

Are the students pretty hard on the houses or is MTSU the type of school that draws more serious students?

I have also heard recently that there are areas in the Nashville suburbs where retirees seem to cluster. Know anything about those areas? Where are they? Which County? Are they restricted to 55+ or does it just happen that retirees like the area and tend to settle there? Any in or around M'boro. Seems Rutherford County is just so much more affordable so retirement could come sooner

I am not very knowledgeable to answer your questions but in regards to students at MTSU I can answer a bit. My son is a freshman, and I know very little about the city, but my take is that with such a large number of undergraduates; overall MTSU students are not that "serious". Thinking back to my college days; um, I wouldn't want to buy some of the places I rented.

Well, SmokyMtnGal and Mike,

Bravo for your honesty. So......what I have learned so far is the folks in Tennessee are friendly and very honest. And............ the students are normal young adults.

Sounds about right. Obviously some students at MTSU are serious, I am just calling it like it see it. The average student would probably be more serious at Vandy or TN Tech.

My daughter is a freshman @MTSU and is one of the serious ones, She's home this weekend after studying hard all week. Her major is not found at Vandy or TN tech.
