Hi All,

I have a question about a townhome subdivision that is in Hermitage.
The Subdivision is called- Hermitage Woods. Has anyone heard of this subdivision? It's soppose to be close to Summit Hospital, Priest Lake and
I40- (I'm guessing that is a freeway) Is this a good and safe area?

So no one has heard of these townhomes, Summit Hospital or even Priest Lake to know if this is a good area or not?

Well, I certainly know Summit Hospital (I helped design part of it) and Priest Lake . . . but I don't know that particular subdivision. Apparently no one else who's a member here is familiar with it either.

I would guess it's a reasonably nice area; but I can't give you any specifics; which is why I didn't reply to your original post.

Default Hermitage Woods

Autumn07,

This neighborhood is actually really nice when you drive in. Great canopy of mature trees, a true park like feel, good setback/separation/tree line between you and Old Hickory (busy street) and quite a bit of home for the money. The layouts vary quite a bit - some funky renovations add to that - but it really is lovely. Also, very convenient to I40 and just about everything else in the Hermitage area.

That being said, it has had a tough time selling. A few updated units sold quickly last year, but other than that you can see them sit on the market a very long time. I think its a little unfair as many of those that came up for sale have been investment properties or those with little 'pride of ownership' or past water damage problems (a few foreclosures too). Those in good shape showed very well and moved pretty quickly.

While three of the properties I looked into last year had problematic characteristics... if you spend some time at the property, I think you might come away loving the potential (or at least I did). If the association starts to take hold like a few sections of the neighborhood have with their community lawn areas - it would really shine.

I used to work in architecture; now I work for a major structural engineering firm. I work on hospital all over the country. I drew the structural plans for the Bell (Batman) Building downtown; it's become something of a Nashville icon. It took a year of my life.

Watkins Institute here in Nashville has an interior design program. If you move here and decide to work in interiors, let me know. I have a few connections with architectural firms (my best friend is a partner in one of the largest firms in Nashville). I can at least get you an interview.

The properties I viewed had a few different issues, unique to each individual condo. One, which was very large, had an addition space with obvious flashing problem on the intersection of the add-on roof and the original structure. The roof had been tied together poorly, which allowed movement over time and showed separation from the exterior. The interior showed signed of warping and discoloring on the ceiling. The acoustic ‘popcorn’ ceiling was also repaired unevenly.

Another, which was actually in pretty good shape, had seals and weather stripping along the entryway (and second story entry windows) fail. These had allowed moisture to creep into the structure. The flooring showed obvious signs of warping; cracked finish, darkened water stains and bare wood. The window seals had warping as well with newer paint to cover leak damage.

Before purchasing, I would certainly use a reputable inspector - but also check with the HOA and know when the roofs are to be replaced (or at least when they were last replaced), and what the community reserves are in case replacement becomes necessary. This way you will not be surprised by an assessment (fee) billed to each resident.
