We are looking for homes not to exceed $400K, that sit on a good size lot..at least a half an acre. We would like to be close to the good elementary schools (that fact drives the home purchase), a Publix and still convenient to jump on 65 when we travel to Nashville or the airport. What neighborhoods/areas would you recommend? Why? Thank you! We'll be coming to TN to buy a home in the next month.

I would look in Forrest Crossing, even though the lots are smaller than your requirement. It is centrally located and very family-friendly. We have several friends who have lived there 10 years and more and wouldn't dream of moving.

If you must have a bigger lot, I would look in Windsor Park, Cross Creek or Eagles Glen, if you can find a home for sale there. Founders Point is in your range, but it is not very convenient to the interstate.

I'd look at Fieldstone Farms too. The lots aren't big but there is a publix in the middle of it.

FWIW most of the newer subidivisions in Franklin have smaller lots with more common open space. Brentwood is more the land of 1 acre lots.

Fieldstone Farms would be great, too. Note that it is only zoned WCS, not FSSD.

I live in Fieldstone Farms, no kids, so just curious. What does it mean if you are or ARE NOT in the FSSD district?

Here is their website (for the OP) and you can download a map of what neighborhoods ARE covered by the FSSD:

Consider East side of Brentwood subdivisions (Willowmet, Fountainbrooke, Courtside, etc). You can get to the airport real easily from I-24. Publix is real close on corner of Nolensvillle and Concord. Excellent Brentwood schools.

It doesn't really MEAN anything for property owners with no kids, except that there are two different school systems for elementary and middle schools in Franklin: WCS and FSSD. Taxes in the FSSD district are slightly higher. All the schools are zoned for Williamson County high schools because FSSD doesn't have high schools.

I mentioned it because the OP is putting an emphasis on schooling for her special-needs daughter, and in another thread some of us mentioned that FSSD is known to be better at serving kids with special needs than WCS. Even the typically higher-scoring schools in Brentwood are just OK for special ed, in my experience. The inclusion day care has moved to Crockett Elementary this year, so the OP should at least meet with the principal there since they may have more specialists in the building.

WCS is fine if you have one of the major, diagnosed special needs, such as ADHD, dyslexia, various developmental delays, etc. But if your child is on a spectrum or is high functioning but needs accomodations, they are not so great at follow-up. Also, their inclusion policy is extreme and does not seem to be what the OP wants.

Polk Place might be another option, just watch the listings. Some are WCS and some are FSSD

Is Polk Place one of the neighborhoods complaining about the chemical smell and exposure from the Superior Essex plant?

It is right over in that area. Most of the complaints I've seen have come from Sullivan Farms, but they both are about as far form Superior Essex.

Haven't heard much about it recently.
