The Murphy Oil Gas station at Broad and Government is looking like it is coming back to the ARB. They are having a site plan meeting/discussion on it after the meeting on June 18th. So sad...

Maybe they ate going to propose a design that would blend with the area. Regardless it's a bad idea I would rather see condos or apartments.

I saw a lagniappe article from a couple weeks ago that was saying downtown’s momentum seemingly has stagnated. Would y’all agree that downtown has plateaued in the last 4-5 years?

We are definitely in a quiet time for Downtown with really the only major project happening is the 6 Story Corp of Engineers of Building and 5 Story Parking Deck. I think there's a couple reasons for the pause. 1) there's a lot less to redevelop, mind you there's a lot of Downtown that needs to be redeveloped, but its mostly a lot of land and building holding instead of selling it for redevelopment. 2) Interest rates are potentially keeping people from investing in the new projects.


I definitely think we aren't in a plateau but more of a pause, there's plenty of projects down the pipeline like Cedar & Saint, the Civic Center Redevelopment with mixed use development, Riverwalk Plaza, Ace Hardware, the new Amtrak station, both old Mobile Press Register buildings being redeveloped, RSA Office Tower Redevelopment, Mobile River Bridge and Bayway Project. There also other potential future projects such as a Gayfer's redevelopment or the 20 acres or so of land that will become available for redevelopment after the MRB&B Project


Like Lagniappe has talked about, the biggest think that Downtown is lacking is more retail development, it wouldn't be a bad idea to encourage some retail development, especially in Hank Aaron Loop

I agree and some of the unkept abandoned properties is the cause imo. And I think they should be open to natuoan retail chains to open downtown as well as restaurants. Like a Capital Grille Steak House.

Interest rates are slowing new multi family residential, which has slowed at least 3 announced and unannounced projects downtown that would turn this “plateau” notion on its head.

I imagine interest rates are slowing down a lot of multi family residential developments, so many more outside Downtown that are waiting in the pipeline

Murphy may have given up their plans, according to Downtown Mobile Today, the meeting will be about another potential pharmacy or something related to healthcare

That is Steve Lades’s property. He owns a pharmacy in that building and leases space to family dollar. It isn’t a medical facility. I think he lives across the bay now. He builds a bunch of strip centers and stuff like that. I bet the gas station is still on. I heard he told some of the neighborhood people that he knows how to deal with the arb and will get his project completed. I don’t think he has the best interest of the community at heart.
