What do you suspect the demographics as for Southfield to be like in the next 10-20 years, I know about the african american migration through the city of Detroit following jewish residents from Dexter to 7 Mile to Oakpark then Southfield.
Both cities have become rougly 70 percent black, with small pockets of jewish neighborhoods left, do you think it will sustain a middle class population or are they on the way to suffering some of the same problems as other majority black cities such as Detroit, Highland Park, Inkster etc.?

I also noticed the school district has become blacker than even Detroits'

I don't know anything about Oak Park, but I've been to Southfield many times and for a "majority black city" it looks to be on par with other cities like Troy and Novi in terms of housing and employment. I mean you have the Southfield Town Center, plenty of retail, nice houses, large businesses located within the city. I don't think it'll look like a "ghetto" in 10 years even if the city became 100% Black.

The one thing going against Southfield is that the housing stock, while very similar to Troy's but slightly older (you can just tell Southfield was THE place to be around 1965), is occasionally a bit more run down. Houses cost about half of what they're worth in Troy, maybe a bit more. The NE corner of Southfield has Birmingham Schools (don't know about school zoning or performance of their schools) and those go for more. A co-worker of mine reports that homeowner's insurance is quite high in Southfield, and he recently suffered a burglary.

Default Southfield &Oak Park Demographics

I suspect the primary changes in demographics in Oak Park and Southfield will be economic more than racial. The Orthodox Jews in Oak Park have their own neighborhood enclaves and their own schools. They are religiously bound to be in walking distance of their synagogues. The real change is a vast outmigration of the African American middle class. Most of the children of Oak Park residents won't attend Oak Park High School. The students at Oak Park are mostly School of Choice refugees from Detroit Public Schools. Many Oak Park kids attend Ferndale or Southfield Schools. Meanwhile, there is a vast movement of African Americans out of Southfield and into Farmington/Farmington Hills. From virtually zero twenty years ago, the FPS High Schools are now between 20-35 percent African American. Farmington Hills has lost 10,000 or so white residents in the past decade and they've been replaced with middle class African Americans. This is extremely evident along the Southfield border. The more affluent African Americans are moving away from the crime and problems of the city. The lower economic classes are migrating outward into the vacuum their departing causes.
