There's this community of homes being built called Coconut Cay. It's in what used to be Andover but is now part of the city of Miami Gardens. A lot of homes starting in the 250s. Very nice homes.

We're thinking of buying a home there but are concerned about the neighborhood and thought we'd ask this forum their opinion on whether it's worth it or not. The homes are really nice, large, and quality builds but the area is kind of putting us off. The schools are not the greatest. The immediate area is nice but once you hit 441 it's kind of downhill.

What do you guys think?

you would be near my neighborhood. this is a working class neighborhood and not without it's share of problems but I walk the neighborhood nightly for excercise, I get along with my neighbors and we look out for each other. not too long ago we went on vacation and I left the keys to my home in the lock. when we returned there they were in the lock and the house was untouched. $250k seems a bit ambitious on the part of the developer given the appeal (or lack thereof) of this community. if you look carefully you can find nice homes here in surrounding areas for about $180k. work on that price because currently it is a buyer's market.

I consider it a wise move and you can utilize the data that the lemmings will soon post as an argument to better the closing price on the property.

what I normally do when purchasing property is I pay for an appraisal of the property I intend to purchase but I ask the appraiser to find me comparables in a broad area not within a close proximity to the subject property it's worth the $300 or so dollars because you now present an informed argument.
