Hi, currently renting a 2/2 condo in Edgewater and considering a move to Brickell when our current lease expires. Can anyone recommend well-managed condo buildings in Brickell? Interested in a 2/2 or 2/2 plus den and budget is 4K/month. Thanks in advance for your help.

For value and location (walkability and ease of getting in and out of building with car) I would look at The Plaza (951 Brickell Ave and 950 Brickell Bay Dr) or 1060 Brickell. The Bond is a newer though smaller sq footage building.

Reach and Rise at Brickell City Centre is a nice building and it looks like they have 1 rental within your price range at each building at your price. Following is a nice unit:

Icon has great amenities but it can be awfully crowded, one tower is a hotel, parking/traffic/location not ideal if dependent upon daily use of a car. Personally, I prefer units south of 8th Ave so you avoid/lessen the Brickell Key and Brickell drawbridge traffic.

Other nice buildings, but will cost you more than your stated budget of $4K, are Jade and Flatiron. 1010 Brickell is nice but has very limited inventory at the moment.

Thanks, I will research these buildings and drive around the area to understand the “south of 8th Avenue” comment as far as less traffic. My husband and I both commute to MIA but I am hoping for a more walkable neighborhood than Edgewater.

Also, I want to avoid buildings that allow short term rentals. Is there a way to easily find that information about a particular building? I haven’t contacted a realtor yet because it’s still a bit early to look at particular units. Our lease is ending in June. We’ve been in Miami for a couple of years now and thought we would have purchased a unit by now but the pandemic has changed our priorities a bit and we want to continue renting and exploring different neighborhoods.

Nothing wrong with that strategy!

A good realtor () will know -

For example, ICON does allow short term rentals in certain buildings. The Bond allows them too (I believe 90 day). Reach/Rise are flexible.

Most allow 6 months or longer.

Its a good idea to research that though. People end up at Flamingo South Beach or Yacht Club South Beach thinking its fancy because of the price & amenities and then see 30 day renters in there partying or not caring about what goes on. Some don't mind, others hate that lifestyle.

For the 2007 built buildings, I still love Brickell on the River and Infinity Brickell. Both will get you out of Brickell faster than say Plaza or Icon, they are very well run and have mostly long term residents living there.

Avoid 999 Brickell - its all short termers
