My friend is looking for a property around 600k in and around Chelmsford. She is looking for individual house preferably 3 bedroom and 2 bath. She is not keen on school district or commute to Boston. Please advise.

Chelmsford is expensive. There are no houses around 600k matching the criteria (individual 3 br, 3ba) houses.

Nashua is right there! The friend should be able to get something with $400k.
Chelmsford when inventory goes up during the summer (hopefully) should have plenty in that range as well.
Billerica and Tewksbury are right there too.

Billerica and Tewksbury are both safe suburban towns still with some $600k SFHs.
But you can try Chelmsford first, which has more or less the same prices. Westford may have some too.

Does your friend really need 3 bathrooms? How often do 3 people poop or shower at the same time?

I would say many places in this town are 3b 1ba which I still think is very strange! If I get a choice, I would not share one ba with my partner the more ba the better.

It's common for older houses to have just 1 bath.

3 bed/1.5 bath fits most family's needs.
