I have to agree with this. Main things to pay attention to are plumbing and electrical (run the hot and cold water from all faucets, check for leaks while it's running under the cabinet, note any odd odors when the hot water is on as it could be a sign of bacteria buildup or hot water tank going bad) maybe hire an electrician instead of a general inspector to go thru the meter box and panel plus any visible wiring in the house. Also, look out for any DIY lally column additions or supports in the basement that could be signs of foundation/settling problems, etc. etc. Bad windows, rotten trim, general poor maintenance is pretty apparent....shouldn't need an inspector for that.

This is interesting...both were just listed for sale and they are right next door to one another (different owners too). One was purchased almost exactly a year ago and the other about 3 years ago. Wonder what's up with that?! Just a coincidence or something going on in the neighborhood?

That's not an HOA neighborhood, but you are right, people often move for that reason.

We had our first house for sale at the same time as our next door neighbor by coincidence, even scheduled the open houses at the same time. So it was easy for potential buyers to look at both while they were there.

Says there's a $140 HOA Fee.

I looked at the Redfin listing and it says 9 Curtis wants the closing date to be aligned with their new construction home being completed. So they are bailing on this one despite being built in 2020.

Seeing that, I think it's shoddy construction I bet.

I see in 2020 when they purchased took out a $1.1 mil mortgage. So they are trading a $1.1 mil mortgage at ~3% rate on a new construction for likely an even greater mortgage on another new build at ~7% rate! Yikes, hope they vetted the builder on the new one!
