This was a crazy one for me.

Looks nearly identical to last year when it sold for $1,070,000. Incredible.

Wow, that’s a pretty steep return on essentially zero investment.

eh. Over 21 years that's 70%. Significant gain but this is largely short term. Basic rates would show that's just 2.75% annually. Not exactly a huge move vs stocks.

7/29/2020 Sold $1,070,000 (-2.5%)$221/sqft

8/4/2021 Listed for sale $1,549,000 (+44.8%)$321/sqft

8/27/2021 Sold $1,700,000 (+9.7%)$352/sqft

The seller made ~55% in one year. Nobody is disputing that over the long term real estate has largely tracked inflation. However, a 55% gain in a year is bananas for a property that didn't real change.

Ugly as sin too with the triple roof lines. I’d like to see that heating bill.

I get that as well. At the same point homes in Springfield were maybe 150k...five years ago. Now it's about 250k. 66% gain in five years so some of it is relative

Are you really paying 570K for a house in Brockton? Doesn't help that the pictures are not the best. Kinda dark and the house is cluttered.

That doesn't really surprise. In this market 570k is pretty reasonable and it is on the larger side. I know someone who spent 720k on a house smaller than that in Randolph.

What is the sense in paying 570k for a house in Brockton, why not just buy in Randolph? https://www.redfin.com/MA/Randolph/5.../home/11732921
