Hello, I'm considering moving to central Western Mass (or eastern NY) for a new job in Pittsfield. Our "within a budget dream house" would be as follows: - 5-10 acres, mixed wooded and fields (have a horse), bumps up against public land for more riding opportunities - Room for 4 kids, so 3-4 bedroom, full basement, either reasonably new or recently remodeled. - No more than 20-25 minutes from Pittsfield - Ideally has access to community well - Some kind of high speed internet available? (wireless maybe? Might be dreaming) Is this possible for under $325K? So far realtor.com searches are a lot of "close but no cigar" matches.

So given that I think properties are overpriced, and that the builders in the area are probably looking for work....I'm thinking more about building...perhaps a modular build to keep costs down. I'm thinking: $60K for land $30K for well/septic/connections $210K for building house + barn We're starting to talk with a modular home builder, but wanted to get feedback on this as we develop our thoughts. Thanks!

I don't know about western Mass. but builders aren't that hard up. For the size of house you want, your budget sounds pretty low (and remember, it's advised that you build a significant pad for unexpected expenses into your building budget).
Big development builders are, overall, having less work- that party is certainly over, as you note. Small individual builders, well, I think the guy who built my house in 2001 has dropped his rates some, but it's still expensive and you do pay for quality. He certainly hasn't wanted for work. Also, a lot of small builders don't necessarily focus on whole houses- they have plenty of work with remodeling, additions, and so on, and that kind of work might become even more available as people aren't "buying up" to bigger or newer houses.
Your hopes do sound very attractive, and ideal kind of setting for home, horse, and commute. Don't let my caution sound like fact. Just one data point who lives 30 miles inland from Boston. Good luck.
