Hi,
My family and I are looking to buy some land in the middle of nowhere, ME. Does anyone have any recommendations for a FSBO listing or real estate classifieds to find what we're looking for? Any help is much appreciated. Thanks.

For 6 months now we have combed the ads and the websites looking at land for sale in Maine. Just went over and checked out that "Uncle Henry's" that was mentioned. Seems that a lot of folks from away, over the past decade, spent a lot of money they didn't really have, to buy a second home or getaway or hunting camp in Maine. Probably, they financed it. Now we see the ads, and it's obvious that these folks are living in a dream world. They need to sell to get back the money they invested, as they can't afford to make the payments any more, or to gas up their SUVs without a big cash infusion from that land up north they didn't really need anyhow.

They want $50,000 to $100,000 for a "lot" of one acre or less. If you want 20 acres, you can get all you want of 'em for $40,000 to $80,000. Descriptions are effusive, they go on and on about the "views" and behave as if lakes and brooks were something scarce up there. Evidently they have heard nothing about the prices of real estate coming down. We are just happy that we can stay parked for another couple of years, and wait for the inevitable to happen - as it will.

Forest beekeeper, if you really know of land available for $300 per acre, why keep it such a big secret? I have not been able to find land for 3 times that price per acre, unless it was for over 50 acres. Even then, some horse's ***** goes and jacks up the price because it has a view (of what - more trees?) or a babbling brook running through it. I have no intention of paying for someone else's poor investment decision. IMHO, these overpriced parcels will just sit, unsold, until the owners get a clue!

In todays market I would offer up the opinion that there could be a marked difference between asking price and final selling price.

There are acres and then there are acres. You can buy swampland for less than $300 an acre and enjoy the wild flowers and have a place to hunt. As long as there is a high spot you can get to for a camp you might be happy with it.

Then there is the property in a high valley with an awesome view. It has mature hardwood and softwood with a babbling brook and waterfalls. You can't get that for $300 an acre.

The nature of commerce is a willing buyer and a willing seller.

Camps and land in Maine are the most desirable properties and show no sign of coming down in price, in my neck of the woods. However, there are many "affordable" parcels around.

30 acres for $39k.
36 acres for $72K.
102 acres for $139k.
True lake property will cost you more. In my area, from $160k-$1.8MM.

In my opinion, now is the time to buy most anything. If you are looking more remote, check out Elm Pond and Cold stream.
