What is an average price on an acre of natural forested land that is uninhabited?

"Average"? I have no idea [root-mean-square, mean, median, and mode].



I paid $900/acre for land that is river-frontage, and $300/acre for land that has no water access.

There are currently two parcels adjacent to me, up for sale. One is asking $300/acre, the other is asking $2,500/acre. The first is FSBO. The second has been under the care of a realtor, I think it goes on the MLS every summer.

Price per acre depends on;
Location
Access
soils
Type of trees if wooded
Age and size of such trees
Type of soils if tillable fields
Local laws
Waterfront
Quality of lake
Type of brook
Type of fish in the brook or lake
Nearness to recreational trails
Who controls land use
Proximity to services
Quality of local schools
Neighbors
Which deer zone it is in
Views
Radio reception
Cellular reception
High speed internet access
Contamination by easements
What you can build and where you can build it
Tree growth status
Farm status
Wetlands
Open space status
Other factors important to the buyer
Emotional attachment of the seller
And a host of other factors. What it comes down to is a willing buyer and a willing seller.

Talk to somebody who knows about these things.
